What is the vision for 817 State?
817 State is envisioned as a residential community that reinforces State Street’s role as a social and cultural center. The project is designed to place residents in the center of downtown’s community life, within walking distance of retail, dining, entertainment, and professional activity. The former Nordstrom building is being transformed into rental apartments and gathering spaces that support connection and getting the most out of life in downtown Santa Barbara.

What is the timeline for this new community?
Pending city approval, construction is anticipated to begin Q3 2027 and is anticipated to be completed in Q2 2029.
What will the residential offerings be?
The proposed 817 State project will create approximately 112 multi-family apartment units across three stories. The apartments will include a mix of studios, 1-bedroom, and 2-bedroom units ranging from 620 to 1,305 square feet. Each luxury unit includes designer kitchens, vinyl plank flooring, quartz countertops, and stainless steel appliances.
What will the amenities be?
The apartment project includes resident lounges and a central outdoor courtyard designed for gathering and connection. The 7,000+ square-foot courtyard draws inspiration from traditional Spanish Mediterranean Revival design, including fountains, shaded seating, paseos, and a relaxing zen garden. Bicycle parking is provided onsite with additional facilities nearby to support the walkable environment. Located in the heart of State Street, the project offers convenient access to shopping, dining, nightlife, and the beach.
What will the monthly rent be?
Rental rates have not yet been determined and will depend on market conditions at the time the units are completed.
Will there be affordable housing?
Yes, 11 units of this residential community are currently planned for affordable housing.
What shopping, restaurants, and attractions are nearby?
817 State sits alongside Paseo Nuevo, a premier shopping and dining destination. Arts and culture offerings include the Santa Barbara Museum of Art, the Santa Barbara Historical Museum, and MOXI, the Wolf Museum of Exploration + Innovation. Many locals spend warm days picnicking in front of the historic Santa Barbara Courthouse or at the tranquil Alice Keck Park Memorial Garden. Vibrant tasting rooms and craft breweries fill the Funk Zone, located about a mile away in Lower State. Will enough resident and guest parking be provided?
Yes. The proposed building plan includes sufficient parking to be provided for residents. Each unit is planned to include one parking space plus one bicycle parking space in the subterranean parking structure. Guest and open parking spaces are conveniently located throughout the community.
